Wimbledon Park Primary School: Roofing & Refurbishment
Project Overview
Maguire Brothers were appointed to deliver a comprehensive roofing refurbishment at Wimbledon Park Primary School, involving major upgrades to both pitched and flat roof areas across the site.
The project included the renewal of eight pitched roofs and six flat roofs, alongside improvements to insulation, waterproofing, drainage, and roofline elements. A new photovoltaic (PV) array was also installed to support the school’s long-term energy efficiency goals.
Due to the scale of the works and wider supply chain pressures affecting the construction industry at the time, the project extended beyond the school holiday period. Careful planning and strict safety procedures ensured the works could continue while the school remained operational.
The Challenge
Delivering large-scale roofing works across an active primary school campus required careful coordination to maintain safety and minimise disruption to pupils, staff, and visitors. The programme was also affected by widely reported construction supply chain pressures, meaning the works extended beyond the school holiday period. This required robust safeguarding measures and controlled work zones to ensure construction activities remained safely separated from building users.
In addition, the flat roof areas contained numerous mechanical and electrical units that needed to remain operational while refurbishment works were carried out.
The Solution
Across eight pitched roof areas, the existing roof coverings were removed and replaced with new plain clay tiles, restoring the roofs while improving long-term durability and weather resistance. Insulation was upgraded as part of the refurbishment, and new guttering, fascia boards, and soffit boards were installed to enhance drainage and roofline performance.
The existing asphalt box gutters were refurbished using a high-performance liquid waterproofing system, while all associated leadwork was renewed to ensure a reliable and long-lasting finish.
A photovoltaic (PV) array was installed on the south-facing roof elevation, helping the school generate renewable energy and reduce its operational carbon footprint.
Across six flat roof areas, the existing waterproofing systems were removed and replaced with a high-performance built-up felt roofing system. Works were carefully coordinated around multiple mechanical and electrical units located on the roof to ensure continued operation throughout the project.
To safely deliver the project within a live school environment, Maguire Brothers implemented bespoke safeguarding measures and strict health and safety procedures, creating controlled work zones that isolated construction activities from pupils, staff, and the public.
The Outcome
The completed refurbishment has provided Wimbledon Park Primary School with a durable, modern roofing system designed for long-term performance and improved energy efficiency.
Despite industry-wide supply chain challenges, the project was successfully delivered within budget, demonstrating effective planning, procurement, and project management.
The quality of the work was recognised by the National Federation of Roofing Contractors (NFRC), with the project receiving a high commendation, highlighting the technical standard and professionalism demonstrated throughout the refurbishment.
