Project Overview
Maguire Brothers recently completed the refurbishment of the roofs on a large residential block in Surrey. The project required a carefully considered approach to maximise cost efficiency, minimise disruption, and deliver a high-quality, long-lasting roofing solution.
The Challenge
Following an initial survey three years prior, it was determined that while the roof was nearing the end of its lifespan, moisture had not yet penetrated the existing system. This provided an opportunity to incorporate the existing build-up and insulation into the new roof system, significantly reducing demolition costs and enhancing sustainability.
Another key challenge was the limited on-site space for material storage, skips, and welfare facilities. Additionally, with works taking place in close proximity to residents, stringent health and safety measures were essential to ensure minimal disruption and maximum safety.
The Solution
To build upon the existing system, recovery boards and thermal insulation were securely fixed through the old roofing layers into the substrate. A carrier membrane was then installed following the manufacturer’s recommendations, before applying a reinforced, cold-applied liquid waterproofing system to create a seamless and durable finish.
Adjustments were made at the perimeter pitched roof junctions to accommodate the new flat roofing system, ensuring a watertight and aesthetically cohesive integration. New rooflights were also installed throughout to improve natural light within the building.
Careful planning from the outset allowed for efficient deliveries, strategic site setup, and a well-managed health and safety approach. This ensured the works were carried out with minimal disruption to residents while maintaining the highest safety standards.

Upon completion, our client received a 25-year guarantee alongside an ongoing maintenance package, providing long-term assurance of the roof’s performance.
