Large Residential Block Roofing – Spanish Slate, Richmond
Project Overview
We were appointed to carry out a comprehensive programme of roofing works to a large residential block in Richmond, Southwest London – a modern building set within one of the most attractive parts outer London.
The works covered the full replacement of the main pitched slate roof, replacement of all four lead dormers, two flat roof areas, and liquid waterproofing to the lower roof levels. Natural Spanish slate was specified throughout – a material that sits comfortably within Richmond’s leafy surroundings and will continue to do so for decades.
The Challenge
The building presented a mix of roof types across different levels, each with its own condition and set of requirements. The main slate roof required a full strip and replacement and upgraded insulation. All dormers had deteriorated and required replacement, with consistent detailing needed across the full roof elevation. The lower flat roof areas presented their own detailing complexities, requiring a system suited to intricate geometry and junctions.
The Solution
Slate Roof Replacement
The existing slate covering was fully stripped and insulation was installed between the rafters, with a continuous 50mm ventilated air gap maintained between the top of the insulation and the underside of the roof covering. This cold roof construction allows adequate airflow within the roof structure and meets current Building Regulations guidance. A new Spanish slate covering was then installed with appropriate detailing and ventilation provisions throughout.
Dormer Replacement
All four dormers were stripped out and replaced, ensuring consistent construction detailing and improved weatherproofing across the full roof elevation. New leadwork was installed throughout, and insulation was upgraded to meet current Building Control requirements for thermal performance.
Flat Roof Waterproofing
To the lower roof areas, a liquid waterproofing system was applied – providing a seamless, fully bonded membrane well suited to the complex detailing of these areas.
The Outcome
The building now has a fully integrated, weatherproof roofing solution that meets current standards across every roof area. Natural Spanish slate was the right choice for this location – it sits well within Richmond’s surroundings, improves the appearance of the building, and will outlast most of what’s around it.
