Project Overview
Maguire Brothers were appointed as the principal contractor for a residential roofing refurbishment at Mulberry Court, a private development in Twickenham. The project involved the full renewal of the main flat roof and two balconies, with additional remedial works instructed during the contract.
The Challenge
A key challenge emerged during the early stages of the project. The original plan had been to install the new flat roofing system over the existing deck, retaining the structure as part of the new build-up. However, once the existing waterproofing was removed, the underlying deck was revealed to be in poor condition and structurally unsound.
This required an immediate change of approach. Working closely with the system manufacturer, our team developed a revised solution that involved forming a new OSB deck over the existing structure. This provided a safe, compliant, and durable base for the new system and was approved by Langley for both the roof and balconies. The quick identification of the issue and collaborative problem-solving ensured that the project remained on track and that the integrity of the finished system was not compromised.
The Solution
The existing waterproofing was stripped back from the main roof and both balconies. With the deck deemed unfit for reuse, a new OSB substrate was installed across all areas. A warm roof build-up was then applied in full compliance with the manufacturer’s specification, including a vapour control layer, rigid thermal insulation, and a two-layer bituminous felt waterproofing system.
Complementary works included the installation of modern rooflights to improve natural light and ventilation, as well as new fascia and soffit boards to enhance the roofline’s finish and protection. Both balconies were completed with new decking, reinstating their appearance and functionality. Additionally, several rotten timber window sills, identified during the works, were repaired and redecorated at the client’s request.
The Outcome
Despite the unexpected condition of the existing deck, the project was delivered professionally and without delay. The revised solution was implemented swiftly and in full compliance with the manufacturer’s requirements.
The client was extremely satisfied with both the quality of the finished installation and the way in which our team handled the challenges on site. This project once again demonstrated our ability to adapt quickly and maintain high standards, even when working under changing conditions.
