Residential Re-roofing of Two Apartment Blocks, Kingston
Project Overview
Maguire Brothers were appointed as the principal contractor for the re-roofing of two residential apartment blocks in Kingston. The project involved replacing the pitched roofing systems while the buildings remained occupied. Works were carried out using a full Marley roofing specification, ensuring durability, compliance, and long-term performance.
The Challenge
Re-roofing two fully occupied blocks presented several operational and technical challenges. Managing scaffold access, materials delivery, and contractor movement around residents’ daily routines required detailed planning and a highly coordinated site strategy. Maintaining safe and unobstructed entry to the buildings at all times was a key priority, especially given the extended programme and the presence of vulnerable occupants.
The Solution
We implemented a phased approach to manage the site effectively, ensuring minimal disruption to residents. Carefully scheduled material deliveries and regular communication kept the project on track. The fire break walls were upgraded through close collaboration with Marley and building control, providing a compliant solution. As part of the full Marley specification, we used concrete interlocking tiles, factory-graded battens, matching ridge and verge systems, and a dry fix system to enhance weather resistance and reduce future maintenance.
Temporary coverings and detailed sequencing ensured the roofs remained watertight throughout the works, protecting the interiors and maintaining safety.
The Outcome
The project was completed on schedule, with both buildings benefiting from upgraded, weatherproof roofs. The fire break walls were successfully modified, and the new roofing systems provide improved durability and energy efficiency. The works were carried out smoothly, with minimal disruption to residents, resulting in a highly successful project.
