Malmesbury Primary School, Roofing in Morden
Project Overview
Maguire Brothers were contracted to carry out extensive refurbishment work to the roofs and building facade at Malmesbury Primary School in South West London.
The project involved the renewal of the buildings flat roofs, rendering works to the building façade, various repairs to the pitched roofs alongside significant aesthetic improvements to existing masonry and external decoration.
The Challenge
The buildings had deteriorated over time, requiring a much needed refurbishment. The flat roofs on the north elevation were experiencing various issues, whilst damaged render and failing brickwork had become a safety concern.
A further challenge was the requirement to remove and reinstate the building’s photovoltaic (PV) arrays to allow for the high level works without disrupting their functionality.
The Solution
To address the roofing issues, Maguire Brothers applied a high-performance bitumen felt roofing system, improving the roofs’ performance and durability, whilst significantly upgrading the thermal performance.
To the facade, we removed significant sections to defective render, replacing with a modern system ensuring long term protection. Other works included repointing and various masonry repairs, the installation of various high level safety access systems and various decorative works, overall giving the building a fresh, modern appearance.
Additionally, clerestory windows on the north elevation were removed and bricked up, with internal areas finished to a high standard. Various skylights and access hatches were replaced as well as the installation of two new access ladders, and repairs to fascia boards and soffits.
The Outcome
Throughout the project, Maguire Brothers worked closely with the local authority and internal school management team to ensure the safety of students and staff.
Disruption to the school’s daily activities was minimised by carefully designing the site to enable the works to be carried out safely, and staging works to ensure risks were mitigated.
The project was completed on time and within budget, leaving the school with a fully refurbished and modernised roof and facade.
