Coombe Girls’ School, New Malden

We were contracted to undertake roofing works at Coombe Girls’ School in New Malden, focusing on the refurbishment of two crucial roof areas.

The project scope was to enhance the building’s weatherproofing and thermal performance while maintaining the safety and comfort of students and staff throughout the works. The extent of the works meant that the programme needed to be managed during both term time and over the school holidays.

The Challenge

Both roofs had deteriorated over time and required a significant overhaul. With various leaks evident across all areas.

Additionally, the need to undertake the works without impacting the live school environment, required specific scheduling and management and very careful logistical planning.

Before works began

The Solution

On one roof, the existing interlocking tiles were removed to allow for the installation of non-combustible insulation compliant with current Building Regulation requirements.

A high-performance breather membrane and treated battens were installed before new concrete Redland Double Roman roof tiles were fitted. The tiles were secured in accordance with Redland’s nailing schedule, improving the roof’s durability.

Ventilation was also upgraded with the addition of a 25mm over fascia vent and a new dry ridge system, significantly reducing the risk of condensation.

The work was carried out under the NFRC self-competence scheme and passed technical inspection, with the client receiving a ten-year insurance-backed guarantee.

On the second roof, the existing lead and asphalt substrate were stripped away to remove the trapped moisture. Following various timber repairs, a self-adhesive carrier membrane was installed and primed, providing a suitable substrate to install the new waterproofing system.

Once secure, a high-performance PMMA liquid waterproofing system was applied in line with the manufacturers specifications, ensuring long-lasting protection. Masonry repairs were also carried out to the parapet brickwork and copings.

The Outcome

The project was successfully completed ahead of schedule, despite the tight timeline, with no water ingress issues – particularly on the first roof, where effective overnight weatherproofing was crucial.

The team expertly managed to design the site and schedule the works to ensure no impact to the school operations, and more importantly ensuring the safety of pupils, staff and the workforce.

The project was delivered on time, within budget, and to the highest standards.

Enhancements included a 25mm over-fascia vent to improve roof space ventilation, and the incorporation of a dry ridge system to mitigate condensation risks. This phase was executed under the NFRC self-competence scheme, passing rigorous technical inspections, and culminated in the provision of a ten-year insurance-backed guarantee for the client.
