Marlborough Mews Industrial Estate, Basingstoke - Over-Cladding
Project Overview
Maguire Brothers were contracted to deliver roofing and energy improvement works at a commercial unit in Basingstoke. The project formed part of a wider initiative to upgrade the building fabric, improve thermal performance, and ensure compliance with current building regulations – all while maintaining uninterrupted operations for the tenants below.
The project included the over-cladding of approximately 800m² of the existing asbestos fibre cement roof, relining of the existing box gutters, and a series of façade improvement works. A key aim was to enhance the building’s energy efficiency and weatherproofing without requiring decant or disruption to the businesses operating within the unit.
The Challenge
Given the live environment, careful planning and sequencing were critical to ensure that all works were carried out safely, efficiently, and with minimal impact on day-to-day operations.
The existing roof contained asbestos fibre cement sheets, which required a carefully managed approach throughout. Any programme of works needed to address this responsibly, without creating unnecessary risk to the occupants below or to those on site – while still delivering a meaningful upgrade to the building’s performance and compliance.
The Solution
Following the erection of a full perimeter scaffold and installation of external safety netting, works commenced on the roofing system. A high-performance bar and bracket system was installed for the new build-up. This was followed by the installation of 300mm insulation to significantly improve the building’s thermal performance. The roof was then finished with a 0.7mm single skin steel roof panel, and new rooflights were installed to maintain and enhance natural daylight levels within the building, supporting a comfortable working environment for the tenants. The existing box gutters were relined as part of the same programme.
All works were managed in full accordance with Construction Design and Management Regulations 2015, with Maguire Brothers acting in strict compliance with their duties to plan, manage, and monitor the construction phase safely and effectively. Particular attention was given to the presence of the existing asbestos cement roof. A comprehensive asbestos management plan was implemented, ensuring all activities were carried out in line with current legislation and industry best practice. The over-cladding approach eliminated the need for asbestos removal, significantly reducing risk while still delivering a fully compliant upgrade.
To ensure the safety of building occupants, regular air testing and environmental monitoring were undertaken throughout the project. This verified that no harmful fibres were released during the works and confirmed that the building remained safe for continued occupation.
The Outcome
These measures allowed the tenants to continue trading without interruption, providing reassurance and maintaining business continuity throughout. The completed works have delivered a building that is better insulated, fully weathertight, and compliant with current regulations – with the over-cladding approach proving the right solution for a live environment of this kind.
