Liquid Applied Flat Roofing – Broadgate, City of London
Project Overview
We were appointed to deliver a prestigious design and build flat roofing project for a leading American investment bank at Broadgate, in the heart of the City of London. The works involved the installation of over 3,000m² of new roof coverings, upgraded insulation, and the removal of redundant plant and equipment.
The scale of the project, the sensitivity of the location, and the operational demands of a working financial institution meant this was a project defined as much by how the works were delivered as by the works themselves.
The Challenge
Access was severely restricted. The roof carried a vast amount of plant and equipment, leaving little room to manoeuvre and ruling out many conventional roofing systems. Any covering had to be flexible enough to be installed cleanly around and beneath a congested rooftop, into areas that a sheet system simply couldn’t reach.
The location added a further layer of complexity. Working in the City of London, adjacent to Liverpool Street, meant operating within one of the busiest and most tightly managed environments in the country – with a complex access and scaffolding scheme required to work safely at height. Above all, the bank’s trading operations could not be disrupted.
The Solution
Given the restricted access and the congestion of plant across the roof, a liquid applied waterproofing system was specified. Its flexibility allowed installation in the most restricted areas – sealing cleanly around plant, upstands, and detailing that would have been impractical to address with a conventional system, while delivering a seamless, fully bonded finish across the full 3,000m².
To reduce inconvenience to the traders below, the works were carried out at night, with all deliveries and clearances scheduled for weekends. This kept the roofing programme entirely separate from the bank’s trading hours and ensured business continuity throughout.
A complex access and scaffolding scheme was engineered to provide safe working access across the congested rooftop. Health and safety was the priority throughout – as it always is – and particularly so given the demands of working at height in a live, high-profile location in the heart of the City.
The Outcome
The completed works delivered over 3,000m² of new, seamless, high-performance flat roofing to one of the most prestigious commercial addresses in the City of London – with upgraded insulation and a cleared, rationalised rooftop free of redundant plant.
Throughout the programme, the bank continued trading without interruption. Delivering a project of this scale and complexity, in a location this sensitive, without a single day’s disruption to the client’s operations, is exactly the kind of work that defines how we operate.
