Parapet Encapsulation & Lead Detailing | Bognor Regis Roofing
Project Overview
Maguire Brothers were appointed to deliver a bespoke roofing solution for a large residential property requiring urgent intervention. The project focused on precision parapet encapsulation and high-performance lead cladding, designed to eliminate the risk of water ingress and protect the property’s long-term integrity.
The Challenge
Following a detailed inspection of the property’s roof in Bognor Regis, our team identified significant vulnerabilities at the parapet junctions. The absence of cavity wall trays had allowed moisture to penetrate the structure, posing a risk to the roof and internal areas. Left unresolved, this could have resulted in substantial damage and ongoing maintenance challenges.
The Solution
Our Eastbourne roofing specialists designed a comprehensive remedial programme centred on full parapet encapsulation, using lightweight materials combined with traditional craftsmanship:
Parapet Encapsulation
The parapet walls were fully encapsulated using both traditional leadwork and modern weatherboarding techniques. Where the existing brickwork was too expansive to reliably carry the weight of lead, lightweight weatherboarding was introduced as an appropriate, structurally sensitive solution. This approach ensured long‑term durability while avoiding the need for additional engineering works.
Lead Cladding
We installed high-performance lead cladding, fabricated on-site to ensure precision detailing. All leadwork was carried out in strict accordance with the Lead Sheet Manual (LSM) and Lead Sheet Training Academy (LSTA) guidance:
- Code-specific lead sheet sized for external parapets, ensuring long-term durability.
- Welted joints provided flexibility for thermal movement and watertight performance.
- Bossing and welding formed neat, durable corners and complex junctions.
- Concealed stainless steel clips and copper nails were used for all fixings, securely spaced to resist wind uplift and prevent lead creep.
Additional Works
As part of the wider Eastbourne roofing package, we:
- Renewed the flat roof using a high-performance membrane system, laid to correct falls with upgraded drainage.
- Removed the gable parapet and installed a dry verge system to weather the exposed cavity.
- Constructed a small flat roof extension, seamlessly tied into the main roof.
- Repaired and reinstated cavity trays and perimeter lead flashings.
The Outcome
The completed works provided long-term protection against moisture ingress, greatly improving the roof’s detailing and performance. Our precision-led approach ensured the property retained its character while benefiting from the latest in roofing technology and traditional craftsmanship.
This Eastbourne roofing project stands as a testament to Maguire Brothers’ ability to combine modern materials with heritage techniques, delivering solutions that protect and enhance properties for years to come.
