BMW Manufacturing Plant: Flat Roofing
Project Overview
Maguire Brothers completed a phased industrial roofing programme at the BMW Manufacturing Plant in Oxford – a critical site for BMW’s MINI production. Spanning over four years and 10,500m² of roof space, the project required exceptional coordination and technical precision to deliver high-quality flat roofing solutions without disrupting day-to-day operations.
The Challenge
Working on an active manufacturing site of this scale presents significant logistical and operational challenges. The BMW Oxford Plant runs seven days a week and serves as the brand’s central assembly facility for the MINI range. Maintaining uninterrupted production was essential.
Our team needed to navigate complex site access, coordinate with multiple contractors, and deliver each stage of work with minimal disruption and maximum safety. The scale of the facility also required a phased and meticulously planned approach.
The Solution
The project was delivered in three main phases:
Stage 1: Removal of Redundant Roof Plant:
Initial works involved the safe dismantling and removal of obsolete rooftop plant and associated fixtures, clearing the way for a clean, uniform surface for the overlay system.
2. Rooflight Overcladding:
Next, we overclad all existing rooflights to ensure consistent thermal performance and prevent future ingress, while retaining natural light into the production spaces below.
3. Full Flat Roof Overlay:
The final and most extensive phase saw the entire 10,500m² of roofing overlaid using a cold-applied liquid waterproofing system. This seamless application method ensured long-lasting protection with minimal odour and no hot works – ideal for sensitive industrial environments.
We also upgraded all internal rainwater goods to improve drainage efficiency and long-term performance.
Our work spanned multiple zones across the plant, including:
AC Paint Shop
Bays A through K (and their various extensions)
T & U Bay lower-level gutters
Building 50 and the connecting bridges
The Outcome
Through close coordination with BMW’s onsite teams and other contractors, Maguire Brothers delivered this major flat roofing project in Oxford safely and without impacting production.
