After years of water ingress caused by the failing roof and various building façade issues, Maguire Brothers were instructed to oversee the complete refurbishment of this property. Issues with the existing building were affecting both the residential tenants and commercial business owners below.

The works involved, installing a new high performance felt waterproofing system to the high level roof including the installation of new fascia’s, soffits and overhauling the existing cast iron rainwater goods. Additional various high level repairs were undertaken to the brickwork and copings as well as the replacement of the lead flashings.

To the lower level areas, various external decoration works were undertaken, alongside structural steel repairs and adaptations to the existing balustrade systems. Prior to completion of the low level works, the existing waterproofing was stripped back to the substrate, and an inverted roof waterproofing system installed, designed to accommodate the low door threshold heights. On completion new paving was laid enabling full, unrestricted and safe access for the residents.

Maguire Brothers’ mixed-use roofing project in Leatherhead, Surrey, not only resolved years of water ingress and facade issues but also transformed it into a safer and more vibrant space for both residents and businesses alike.
